Projektowanie i budowanie przy użyciu wirtualnych modeli (BIM)
Skanska performed an adaptation thanks to which the historic facilities of the factory and residential complex at Narutowicza Street 34 were given a new appearance. The renovated spaces became the seat of the Łódź Regional Development Agency.
Under the supervision of the conservation officer Due to the fact that objects dating back to the turn of the 19th and 20th century are included in the register of historic monuments of the City of Łódź – former residential building-villa (mansion), connector (along with the staircase and the manufacturing facility), as well as the workshop building – all works had to be executed under the supervision of a conservation officer.
Exclusive office spaces, a business incubator and a theater storage Within the framework of the commissioned works, the company reconstructed, extended and renovated the complex for the Agency’s requirements. The 3-story villa with a surface area of ca. 550 m² and height exceeding 10 m was adapted to function as exclusive offices. On the ground and first floors, offices matching the original internal layout of the building were created. The villa’s cellar was designed for catering functions, housing a catering canteen with a kitchen, scullery and buffet. In the new location, a total surface of around 3,200 m², Łódzki Inkubator Przedsiębiorczości, a business incubator, which supports the activity of the agency, was located. Two new stories were added to the connector. Skanska also renovated a single-story assembly room building with a surface of approximately 300 m². The building was adapted for the purpose of storage for the Stefan Jaracz Theatre.
Preserving architectural details Due to the historic character of the complex, it was reconstructed by Skanska taking care to preserve individual architectural details. The company reconstructed the color, carried out the renovation and maintenance of ceilings, window- and door frame-woodwork, as well as architectural details inside and outside the object; amongst others, it reconstructed fragments of the original troweled texture plaster, constructed the rustic work on the pedestal of the building and supplemented the damaged and missing stuccowork.
Thanks to works carried out by Skanska, the new site has become an enclave for the activity, development and integration of business communities and different social groups who are the focus of the Łódź region development initiative.
