Intelligent construction methods shortened renovation time
At the Råslätt residential area in Jönköping, Skanska is undertaking a comprehensive renovation of half of all the units there – 1,250 apartments. The buildings were constructed between 1967 and 1972 and were part of the million homes program.
We are replacing sewer pipe systems, renovating bathrooms and making the conversion from direct electric heating to district heating. The project began in 2007 and will be completed in 2011.
Skanska has created a knowledge bank – Miljonhemmet – based on our collective experiences with the million homes program. This knowledge bank includes pipe replacement, which we have benefited greatly from during the work at Råslätt. Tools are also constantly improving when we develop new methods. Råslätt has, for example, contributed a new model for thermal conversion to the knowledge bank.
Some 48 nationalities are represented in Råslätt and over 100 different languages are spoken there. We have succeeded in creating a clear dialogue with the residents so that they feel secure and involved. A clear sign that we succeeded is that the tenant survey forms that VätterHem sends out on a routine basis have not shown any increase in the number of complaints.
The time it takes to renovate each apartment has been reduced, from six weeks to 17 days, while costs have been reduced by 20%. We were able to achieve this by finding more intelligent construction methods.
The conversion from electric to district heating has reduced heating costs by 30% and is better for the environment.
Our excellent skills regarding the million homes program have resulted in our client, VätterHem, expanding our assignment. We hope that our good collaboration will result in us being entrusted with the renovation of the remaining 1,250 apartments in the area.
