Atrium 2 at halfway point

An intimate location, loggias available on each floor, internal library and a spacious main hall. The Atrium 2 office building, being developed in the very heart of Warsaw by Skanska Property Poland, will offer solutions not seen in the capital city's business district. The building has already reached its 8th out of total 15 floors above the ground and gradually rises above the frontage of the ONZ Roundabout.

One of the scheme’s main characteristics is its location. Atrium 2 is situated in Warsaw's business center, in close proximity to the new metro line and about a 10-minute walk from Warszawa Centralna railway station. The scheme, located on Pereca Street, will combine a prestigious location with a comfortable working environment.

“We are developing Atrium 2 primarily with a focus on tenants and their employees. During each development phase we closely cooperate with tenants and as a result have the opportunity to confirm and meet their needs. We would like the scheme’s future users to really appreciate the building's qualities. While designing Atrium 2 we deliberately refused to develop a leasing area on its ground floor in order to create a spacious, functional hall where numerous additional amenities, such as press corner and library will be located. Furthermore, we also want to arrange a restaurant in a semi-open form that will provide a direct entrance to the hall”, comments Arkadiusz Rudzki, Leasing & Asset Director at Skanska Property Poland.

Young people increasingly put more focus on their workplaces. According to the latest research by JLL and Skanska, over 80% of employees would like to see their potential workplace before signing an employment contract. For 83% of them, access to windows that can be opened in their offices is also crucial.

Skanska Property Poland decided to create a building that will meet these needs. The Atrium 2 office scheme, will boast a wide range of amenities, such as loggias on each floor, where employees will be able to go during their work breaks, as well as a spacious, designer hall that can be used as a meeting place.

“Each of the building’s floors will have six loggias that can be used according to the tenants’ needs, for example as places for informal meetings for employees”, says Arkadiusz Rudzki.

A Scandinavian approach towards Warsaw’s architecture

Atrium 2, designed by PRC Architekci is characterized by a truly Scandinavian quality. The building will be a great example of modern architecture with a link to the pre-war modernism period.

“The main aim of the design concept of the Atrium 2 building was to design a modern, class A office building with a contemporary feel but with timeless architecture as well. We deliberately referenced the Warsaw inter-war modernism period and have therefore created a building which is distinguished by its sophisticated elegance when compared to other Warsaw schemes. Although Atrium 2 is detail sparing, it also has a definite character,” underlines Borys Juraszyński from PRC Architekci.

The building will also provide references to the city’s history. Part of its ground floor elevation will be decorated with a design imitating the mosaics called “Warsaw corsets”, a popular motif in the Warsaw architecture of the 1930’s.

A new floor every 10 days

Atrium 2 will offer its tenants 20,000 sq m of modern leasable space. It will comprise 15 floors above ground, four below ground as well as 125 parking bays.

“Half of the construction works have now been completed and as per schedule. We are building one new floor every 10 days and plan to obtain the occupancy permit between Q1 and Q2 of 2016,” asserts Arkadiusz Rudzki.

The building is designed in accordance with the Workplaces by Skanska philosophy, and is being constructed to the highest standards of sustainable building. This is illustrated by Atrium 2 attaining LEED Platinum pre-certification. The scheme has been developed with the needs of up to 2,000 employees in mind. The building’s general contractor is Skanska S.A.
