Maraton entices outsourcing

APS (Administration Personnel Services), a company from the modern outsourcing sector belonging to Bertelsmann Media Sp. z o.o. leased over 3 000 sqm of office space within Maraton office building developed in Poznan by Skanska Property Poland. This is the third company from the business services sector to sign a lease agreement within the project attracting further tenants long before is scheduled commission for use. International advisory firm CBRE represented APS company in the process of selecting location and negotiation of lease terms.

APS unit aims at consolidating all of its Poznan-based operations previously scattered between two locations within the new office building. Currently, the company co-operates in Poznan with nearly 800 individuals providing customer, teleshopping and back office services dedicated for the telecommunication industry.

“The selection of new office space for APS unit is a result of dynamic development of our company. Gaining new projects as well as growth of already existing ones increases the scope of our business activities and, therefore, the demand for both new space and new co-workers. We forecast that this trend will maintain in the upcoming years. Furthermore, we also thoroughly focus on the most important for us two groups of stakeholders: clients and consultants. Modern space, which can be found at Maraton, will allow us to meet their expectations and will provide us with higher flexibility in terms of business scalability”, asserts Małgorzata Żuchowska, Managing Director at APS Sp. z o.o.

“We are sure that associates of APS unit will feel well in Maraton office building, which we designed with utmost focus on fulfilling the needs of dynamically developing companies. Our building is distinguished primarily by its quality and excellent location. Green solutions applied in Maraton will provide, among others, convenient air circulation, which will be 30% higher compared to necessary provisions, while high glazing of its façade will guarantee access to natural daylight on nearly all of the building’s space. After completion, Maraton will become an integral part of strict city center of Poznań. This, as a result, will enable its users to contribute to the one of a kind climate of a developing city”, says Agnieszka Krawczyk-Rogowska, Leasing Manager at Skanska Property Poland.

International advisory firm CBRE represented APS company in the process of selecting location and negotiation of lease terms.

Anna Trębicka, Senior Property Negotiator, Office Agency at CBRE asserts: „The decision of APS company to relocate its office into such an attractive location and technically advanced office building is a result of its care for co-workers and the wish to provide them with an attractive working environment. Thanks to successful negotiations conducted during the counseling process, the tenant secured the possibility of flexible expansion within the building in the future. This was very important for a company with such a stable development strategy”.

Maraton, developed in the strict city center of Poznań, will comprise six floors above ground and two under with over 300 parking places. In total, it will provide its tenants with 25,000 sqm of space fully adjusted to their needs. Its sports-related name is derived from the adjacent Maratońska Street as well as several sports objects such as the legendary KS Warta Poznań club and Poznań Sports and Recreation Center. Furthermore, there are four urban parks and recreational areas located in the investment’s vicinity. This will undoubtedly entice the building’s employees to actively spend their leisure time.

In addition, another advantage of the investment is its strict reference to the city’s history as the contour of the historic Poznań Fortress fortification will be indicated on the project’s publicly available patio. Maraton is scheduled to be commissioned for use in Q4 2016.

The first tenant of Maraton office building was Duni European Finance Function specializing in providing finances and accounting services. The company signed its lease agreement in November 2015. More recently, a lease agreement on nearly 2 000 sqm was signed by Bridgestone – international manufacturer of tires and rubber products, which selected Maraton as the location of its shared services center as well.

Skanska S.A. is the scheme’s general contractor. Architectural studio CDF Architekci is the author of building’s design while Skanska Property Poland is responsible for the building’s commercialization.
