Lodz has a great opportunity of being the host of EXPO 2022. Nowe Centrum Łodzi (NCŁ) – the biggest urban project in the entire CEE region – is a symbol of this optimism and is being developed on an area of 100 ha. The urban renewal project's first office building to be opened is Nowa Fabryczna, a project developed by Skanska Property Poland.The building will now serve as the office of global brands such as Fujitsu, Whirlpool, Cybercom and McCormick.
Ultimately, Nowa Fabryczna will provide work places for up to 2,500 employees. Comfortable office space is complemented by balconies available on the highest floor to employees. Furthermore, the first office development within NCŁ also constitutes a new location for conducting meetings in the city. Its spacious, green patio with cascading steps will help in the creation of a Nowe Centrum Łodzi community. Furthermore, the patio was the location of Polowka Film Festival and Lodz of Four Cultures Festival.
Nowa Fabryczna was developed in compliance with the highest standards of sustainable building. Apart from being LEED Gold certified, the building has also applied for an “Building without Barriers” certificate which illustrates that the project will be fully adjusted to the needs of parents with children, persons with disabilities and seniors. During its official opening, the investment’s developer introduced a wide range of educational attractions for the building’s tenants with the aim of helping them understand the concept of sustainable building as well as teaching them how to properly use green solutions introduced within the project.
Lodz is witnessing significant construction work across the city. In addition, it also continues to increasingly attract investor interest, especially those from the business services sector. Last year, among all major business centres, Lodz saw one of the sector's greatest employment increases. Furthermore, according to data compiled by JLL for H1 2017, the city claimed a record-breaking share of this industry's office take-up nationwide – companies from the BPO/SSC sector accounted for nearly 80% of demand for office space in Lodz. This year will be a record-breaking one for Lodz as well – city officials estimate that up to 3,000 construction permits will be issued by the end of the year. In June 2017, Skanska launched the construction of Brama Miasta – the company’s second office project in NCŁ. The building will offer an additional 4,000 work places.
