Press release 10/4/2022 10:22 AM CET

Two years after the start of construction, Skanska has completed works on the P180 office building, located at the Wilanowska metro station. The building received an occupancy permit, which means that the Warsaw office market has gained an additional 32,000 sqm of office space. IT specialists from the international Netcompany moved into the newly commissioned office building, which offers the tenant 6,000 sqm of high-quality space.

Construction of the P180 started in September 2020. The location of this 15-storey building, designed by the PRC Architekci studio, is not accidental. The office building was built at an important communication junction, just 180 steps from the Wilanowska metro station. Nearby, there are also numerous public transport stops and service points. This, combined with a very good exposure, makes the Skanska investment an excellent alternative to office buildings in Służewiec. P180 meets the standards of the most demanding certificates: LEED Platinum, WELL Core & Shell, WELL Health-Safety Rating and Building without barriers.

– Despite the unstable times and challenges faced by the development market, we are completing our project on schedule. We provide tenants with the highest quality office space, equipped with modern technologies and solutions reducing the building's impact on the natural environment. P180 is part of the urban fabric that is currently being created in this area of Warsaw – says Robert Ryś, Project Manager at Skanska’s commercial development business unit in CEE.

As shown by the regular research we conduct with Zymetria, the hybrid work model has stabilized, which means that the end of the office era, announced at the beginning of the pandemic, did not come. They still play an extremely important role, not only for employees, but also for the organizations themselves. We are sure that our investment in Mokotów will support the further dynamic development of Netcompany and will allow our partner to achieve his business goals – adds Agnieszka Krawczyk-Rogowska, Leasing Director at Skanska’s commercial development business unit in CEE.

Founded in 2000, Netcompany provides IT services and is based in Copenhagen. It operates in 17 countries and employs over 6,500 people.

As Netcompany, we have a clear vision of what kind of company we want to be – how we want to operate and in which direction to grow. We are well aware that our greatest strength is our employees, and there are more and more of them each year. Consequently, we decided to make them even more comfortable and plan a new workspace. Innovative solutions that go hand in hand with environmental care are extremely important to us. That is why we chose a Skanska building that stands out for its energy, eco-friendly design, and 21st-century solutions says Krzysztof Pierański, Country Managing Partner Poland at Netcompany.

We continue to observe interest in new spaces on the office market. The awareness of companies regarding the function of the office in their organization is growing, which is why finding a space ideally suited to the needs of the tenant is a challenge today. I am convinced that the modern P180 spaces will be conducive not only to business development, but will also provide added value for Netcompany employees, which today, in the era of hybrid work, so many companies are looking for in office spaces – says Paweł Proński, Director in the Office Agency at Colliers.

Well-thought-out architecture

The southern, full face of P180 is enlivened by siding graphics emphasizing the tectonics of the building’s structure - faults from the west and in the north-east corner. The facades of the office building are consistent and orderly, which brings peace to the surrounding, quite diverse development. At the height of the ground and first floors, facades in colors similar to nature were designed to smoothly incorporate the building into the surrounding area. The P180 also has a canopy along the streets to serve passers-by and local residents.

Safe and sustainable business space

The P180 design has been carefully prepared not only in terms of architecture, but also its impact on the environment. A number of solutions were applied that are consistent with the principles of sustainable development.

The investment area has been decontaminated through a process of removing and neutralizing potentially toxic and hazardous substances, such as chemicals, radioactive materials and biologically contaminated materials. This includes a pavement that reduces the level of pollutants in the city air.

Skanska, as the first developer in Central Europe, used innovative concrete with a reduced carbon footprint on the P180 construction site, the emissivity of which is on average 42% lower than that of concrete with a traditional mixture. Almost 10,000 m3 of this innovative concrete was used as part of the investment. The amount of carbon dioxide reduced in this way equals the pollution emitted by a gasoline-powered car that will orbit the Earth along the equator 107 times.

Cyclist-friendly office building

All office employees in P180 can use the extensive bicycle infrastructure, which consists of over one hundred parking spaces, a glazed bicycle room with an entrance on the ground floor and changing rooms with showers. There are 196 parking spaces for motorists. The building also offers charging stations for electric cars.

The office building is equipped with Connected by Skanska - an office building management platform used via a smartphone. It offers such services as generating virtual passes for guests, recognizing license plates at the entrance to the underground garage or flexible allocation of parking spaces. Thanks to these solutions it is easier to comply with safety rules.
