At the recently completed prestigious MIPIM real estate and investment fair in Cannes, Poznan received an award for being included on the annual list of European Cities and Regions of the Future. The report was prepared by experts from fDi Intelligence – an industry magazine owned by the Financial Times. In the latest edition, Poznan was at the forefront, and in the category of business-friendliness it took second place.

– Poznan is developing very fast. In 2022 alone, 11 new companies from key sectors started operating here. Such a dynamic growth of local business requires appropriate support and professional advice. This is what our partner, PwC Polska, offers. We also contribute to this development by offering the highest quality, futureproof office space that facilitates the functioning of companies and allows them to implement their business plans – says Małgorzata Wojtoń, Senior Leasing Manager at Skanska’s commercial development business unit in CEE.

The newest tenant of Nowy Rynek is an organization operating in 155 countries around the world. It employs over 327,000 people and provides services in the field of business, technology, tax and legal consulting and auditing, among others. In Poland, PwC has offices in 7 cities and a Financial Crime Unit in Gdansk, Warsaw and Lublin, two Shared Service Centers in Katowice and Opole, and a branch of PwC IT Services in Lublin. Polish PwC companies employ over 6,000 people.

– Our new office in Poznan is an important element of our global strategy: The New Equation. We value the high quality of services that our employees from Poznan provide to external clients and other PwC network companies – especially for their willingness to cooperate and share knowledge. We provide optimal working conditions tailored to their needs, which is why we decided to move to an office that supports effective cooperation and building interpersonal bonds – says Mariusz Kozłowski, Director of Infrastructure & Procurement at PwC Polska.

PwC Polska employees will move into the Nowy Rynek E office building in September of this year. They will have over 700 sqm of office space, enabling both teamwork and working in silence and concentration.

Opening soon

Nowy Rynek is located in the heart of the city, right next to the Poznań Główny train station. There are numerous service facilities, a large shopping center and hotels in the area. Thanks to bus and tram connections, you can reach it quickly and comfortably. It takes 15 minutes to get from here to the Poznań-Ławica airport.

Building E, designed by JEMS Architekci, will be commissioned in the second quarter of this year. It will provide 28,500 sqm of area developed in accordance with ESG principles to the Poznan market. Skanska's project has already created a completely new quarter of the city, and its distinguishing feature will be the internal market, connecting all the buildings of the complex, which employees and residents will be able to use after the opening of building E. There will be trees, greenery and landscaping, as well as a fountain in the square. The developer has also planned brine graduation towers here.

Offices with reduced environmental impact

The report “Responsible investments. ESG on the real estate market” prepared by ThinkCo, among others, in cooperation with Skanska, draws attention to just how emission-intensive the construction industry is. In 2020, buildings in European Union countries were responsible for approximately 40% of energy consumption and 36% of energy-related greenhouse gas emissions. That is why it is so important that the office buildings constructed today have the least possible impact on the natural environment. Nowy Rynek E will have LED lighting with a management system that can reduce energy consumption by as much as half. The building will be powered by energy produced in 100% from renewable sources. The office building will also use so-called gray water, i.e. unfit for consumption, but which can be used, for example, to flush toilets.

Importantly, the economical use of resources will not affect the comfort of tenants. They will be able to use a ventilation system with high-class filters that will provide up to 30% more fresh air. Air conditioning based on a system of chilled beams will work quietly and guarantee a comfortable temperature and energy efficiency. Thanks to the appropriate façade, the rooms will gain the maximum amount of natural light, and the entire building will be less exposed to external factors, thus enabling more rational energy management. All this means that the carbon footprint of Nowy Rynek E will be smaller.

With a view of the city

All employees of the offices in Nowy Rynek E will be able to use the extensive bicycle infrastructure, which consists of 160 parking spaces, changing rooms with showers and repair stations. There will also be 234 parking spaces for cars. The building will also have charging stations for electric cars. On the top floor there are plans to open a terrace with a view of the city, as well as a gym, which will be used by tenants.
