Building E, a part of the Nowy Rynek office complex, has been granted an occupancy permit. It is one of five office buildings that together will create a usable area of over 100,000 sqm. This is currently Skanska's biggest development in Poland, which will provide office spaces designed in accordance with ESG principles. The first tenants of the completed building will move in as early as July 2023.
After exactly two years of construction work, another building of Poznań's Nowy Rynek complex is opening. The construction of Building E began in April 2021. It is part of a complex that is being built on a 3.8-acre site right next to Poznań Główny railway station. The complex is located at the intersection of major transportation lines, so thanks to bus and streetcar connections, one can reach it quickly and comfortably from various parts of the city. For example, it takes only 15 minutes to get here from the Old Town or the Poznań-Ławica airport. Nearby, there are many service outlets, shopping centers, as well as two large parks. The inner patio of the Nowy Rynek complex will feature plenty of greenery. The patio will be accessible to everyone. Recently, trees and shrubs have been planted there. Later in the summer season, the complex's employees and residents of Poznan will have places for relaxation at their disposal, including brine graduation towers and a fountain.
- Poznań is very popular among investors and tenants. The data speak for themselves. In 2022, Poznań's office market ranked second among regional markets with the lowest vacancy rates. New tenants representing the modern business service and IT sectors have already appeared in the Nowy Rynek complex - says Konrad Ziejewski, project director at the Skanska office unit. - We are also observing the changing needs of tenants regarding the floor area itself. Entrepreneurs want to work in flexible spaces, tailored to their needs, but also safe, environment friendly and sustainable. In other words, spaces that have a real impact on reducing CO2 emissions and natural resource consumption. We offer such spaces in the Nowy Rynek complex - Konrad Ziejewski adds.
Value for the environment
Building E, like the other office buildings in the complex, was constructed in accordance with ESG principles. That means it was built with the following aspects in mind: the comfort and safety of its users, the needs of the city and surrounding infrastructure, as well as the well-being of the environment. The office buildings use solutions that save electricity and water. Moreover, the building will be powered by energy produced from 100% renewable sources. Tenants will benefit from a ventilation system with high-end filters providing as much as 30% more fresh air. With the proper facade of the building, the rooms will get the maximum amount of natural light, and the whole structure will be less exposed to external factors, thus enabling more rational energy management. All this means that the carbon footprint of Nowy Rynek’s Building E will be smaller.
As many as 160 bicycle parking spaces as well as charging stations for electric vehicles are planned for the office building, as well as 234 spots for cars and their drivers.
All solutions used in Nowy Rynek’s Building E meet the criteria of the most stringent certifications: LEED Platinum, WELL Core & Shell, WELL Health & Safety Rating and Obiekt bez barier [Building without Barriers]
