BNY Mellon has leased all office space in the second phase of Centrum Południe

BNY Mellon, an international company from the banking and finance sector, has leased all office space in the second phase of Skanska’s Centrum Południe complex located in Wrocław. The tenant’s employees will occupy approx. 20,300 sqm of comfortable office space, equipped with technologies designed to save water and energy. The opening of the new office is scheduled for April 2024. This is the largest lease transaction in Wrocław since 2020.

The tenant has decided to lease 20,300 sqm of office space and 191 parking spaces. This is the largest lease agreement in the Wrocław real estate market since 2020. For comparison, according to JLL’s data, lease agreements for a total of about 137,000 sqm were signed in Wrocław in the entire 2022.

Green icon of the business side of Wrocław 

The second phase of Centrum Południe was completed in January 2023. The investment is located on one of the city’s main thoroughfares – Powstańców Śląskich Street; it goes through one of the most rapidly developing parts of Wrocław, with plenty of green areas. The location of Skanska’s investment is also characterized by the proximity to the Wrocław Główny railway station and the Market Square, to which it is possible to get on foot within only 20-25 minutes. The office complex can also be easily and conveniently reached using more than a dozen tram and bus lines or by bike – through one of the most frequented bicycle lanes in the city. In addition, it takes only 25 minutes by car to get from Centrum Południe to the Wrocław-Strachowice Airport. 

Just like every other Skanska’s project, the Swedish developer’s flagship office complex in Wrocław has been designed and built in accordance with the ESG principles. This is reflected, for example, in the accessibility of the complex, especially for persons with disabilities, and its openness to the Wrocław community, resulting from interesting use of space. The developer has planned, among others, publicly accessible swings, basketball court and comfortable places to seat, thus allowing the citizens of Wrocław and the employees working in Centrum Południe to gain a new spot to work and relax. In order to ensure the comfort of office employees, the building features, for instance, air humidifiers, ventilation systems, quiet air conditioning based on chilled beams as well as particle filters that retain pollen and fungal spores. 

The building has also been equipped with numerous technologies aimed at reducing its environmental impact. The complex is fully powered by electricity produced from renewable sources, energy-efficient LED lighting has been used in public areas and there are technologies that allow to, among others, reuse gray water and rainwater. As a result, the building can use as much as 40% less energy and 58% less water in a year compared to a LEED-certified base building. 

The second phase of Centrum Południe is also distinguished by loggias (40 sqm of each floor). This is the first such a feature within an office building in Wrocław. They will serve as spaces for working and meeting outdoors, with a view of the city.
