Skanska’s Warsaw office development – P180 – has been sold to INVESTIKA Real Estate Fund and its joint-venture partner, BUD Holdings. The P180 office building, located next to the Wilanowska metro station, offers 32,000 sqm of premium office space, fully aligned with the highest environmental and technological standards.

P180 is a Class A office building with 15 floors, whose key advantage is its location. Situated directly at the entrance to the Wilanowska metro station, it offers a quick 9-minute commute to the center of Warsaw. Thanks to its extensive transport and service infrastructure, the building has become an excellent choice for tenants representing sectors such as IT, technology, and professional services, including Scandinavian firms. Within two years of completion, the building achieved almost 100% occupancy, attracting renowned international brands.
A development meeting the highest standards
During the construction of P180, for the first time in Central and Eastern Europe, low-carbon concrete was used, reducing CO₂ emissions by 42% compared to traditional materials. Recycled materials and those sourced locally were also utilized. The interiors feature FSC-certified wood from sustainably managed forests, along with low-emission paints, adhesives, and sealants.

Energy efficiency and a minimal carbon footprint
P180 has been awarded key certifications confirming its sustainable character – LEED Core & Shell Platinum, WELL Core & Shell Gold, and Building Without Barriers, and is also pursuing the WELL Health-Safety Rating. 100% of the building's electricity consumption is covered by renewable energy, as verified by a Guarantee of Origin declaration. The building features an innovative BMS Care system, which enhances its energy efficiency. Tenants have access to individual monitoring of energy and water consumption, which is also calculated in terms of the CO2 emissions generated in these areas. Tenant spaces feature temperature control devices with a green leaf indicator, signaling whether the room temperature is optimal for energy usage. This allows employees working in P180 to actively contribute to reducing CO₂ emissions. Furthermore, Skanska's collaboration with WasteTracker enables tenants to effectively monitor and manage waste streams, supporting responsible and sustainable building management. In 2024, the project was recognized in the category "Building with the Lowest Carbon Footprint Calculated According to the PLGBC Methodology" during the 14th PLGBC Green Building Summit.
Scandinavian design excellence
The interior of the office building is completed with a spacious lobby featuring wooden elements, greenery, Polish design, and art. Employees at P180 can benefit from extensive cycling infrastructure, including a unique glazed bike room with street-level access. For motorists, nearly 200 parking spaces and electric vehicle charging stations are available.
As part of the P180 project, the urban green area directly next to the building was revitalized. This provides local residents with open recreational spaces, small-scale architecture, and a playground for children.
