Skanska sells the first building of Equilibrium complex to Gordiusz Private Equity Fund

Skanska has signed an agreement to sell the first phase of Equilibrium office complex in Bucharest to Gordiusz Private Equity Fund, managed by Gránit Asset Management.  The transaction illustrates the growing role of regional institutional capital in shaping the CEE office market and confirms Bucharest’s position as a mature and attractive destination for long-term investment. The transaction value amounts to EUR 52 million.

The Equilibrium office complex, consisting of two buildings, has become a landmark in Bucharest’s northern business district, named Floreasca – Barbu Vacarescy, often also referred to as the New CBD. It not only redefines workspace design but also offers a fresh, aesthetic perspective to the area.

The first phase, which is subject to the aforementioned transaction, was completed in 2019 and features approximately 21,000 square meters of leasable space across 11 floors, and includes 240 parking spaces. It is certified LEED Platinum, showcasing Skanska’s commitment to sustainable work environments.

 Equilibrium is more than just design and sustainability; it's also about community and daily interactions. According to the 2024 Office Life Survey, now in its fourth edition, most respondents (91%) highly valued the services and amenities at Equilibrium 1, such as HoReCa facilities, green spaces, relaxation areas, and active lifestyle infrastructure, including showers, lockers, and bike-dedicated parking.

The project incorporates innovative sustainability technologies that considerably improve resource efficiency and reduce carbon footprint. These include intelligent climate control systems, energy-efficient lighting with motion sensors, and a centralized Building Management System (BMS) for real-time monitoring and energy optimization. Furthermore, relaxation areas equipped with wireless chargers, power outlets, and free Wi-Fi are accessible to both tenants and the community.

Equilibrium 1 exemplifies real estate investment that combines modern design with outstanding energy performance. It incorporates advanced systems and sustainable materials to improve user comfort and reduce environmental impact. Notable features include rainwater harvesting, A+ heating and ventilation systems, and the usage of renewable energy sources for building operations. Energy and water consumption data are displayed in real time on a screen in the building’s reception area, promoting transparency and awareness.

Throughout the sales process, Skanska was advised by Peli Partners for legal consultancy, Mazars Romania for financial and accounting advisory, and Ana-Maria Notingher for tax consultancy. Intermediation services on the seller’s behalf were provided by Colliers.

Granit Asset Management received legal advisory services from Nestor Nestor Diculescu Kingston Petersen, technical advisory services from Sentient Romania, financial and tax advisory services from TPA Admin Romania, and commercial advisory services from IO Partners.
