Green Day office building in Wrocław is now officially open

On 20 March 2014 the Green Day office building situated at Szczytnicka Street in Wrocław was oficially opened. Preparatory work started in May 2012, construction of the building was launched in July, and already in February 2014 Green Day was completed. The entire office space was leased during that time, and five months before construction ended the property was sold to Investec GLL Global Special Opportunities Real Estate Fund, managed by Investec Bank PLC and GLL Real Estate Partners GmbH.

The total GLA of Green Day is 15,930 sqm, of which office space makes up 14,500 sqm. The entire office space has been leased to one tenant – Credit Suisse Center of Excellence. On the retail space, HDS Polska will run a Chief’s canteen, a So! Coffee store, and a 1 minute convenience shop. The fit-out of the interiors is currently being finalized.

Green Day is Skanska Property Poland’s third office project in Wrocław – over the past few years the company has completed Grunwaldzki Center near the Reagan Roundabout (sold to RREEF) and two Green Towers buildings situated at Strzegomska Street (sold to PZU). Construction of the Dominikański office building is also underway in Wrocław, where total leasing area will be around 40,000 sqm. The first lease has already been signed by Deloitte.

„Green Day is a great commercial success – we leased the whole office space to Credit Suisse and sold the building to an investment fund five months ahead of its completion” – said Katarzyna Zawodna, President of Skanska Property Poland. „Wrocław is emerging as an important investment market in the commercial property sector and I believe that Skanska’s projects have played a role in this. We are very pleased because we are interested in Wrocław with regard to further developments” – Katarzyna Zawodna added.

Green Day was designed with comfort and healthy working conditions in mind. It is easily accessible by bus and tram. Cyclists have at their disposal over 100 bicycle stands, as well as changing rooms and showers. The façade is designed to ensure access to natural daylight for the majority of fixed workplaces. Modern systems maintain optimal temperatures and humidity, additionally CO2 is monitored in conference rooms and kitchens. All the materials used in the interiors such as paint, glue and flooring contain no volatile organic compounds. The building has been LEED pre-certified with a Gold rating and is currently undergoing final certification.
