Skanska’s commercial success in Warsaw. Atrium 1 office building almost fully leased.

Skanska Property Poland signed two new agreements for the lease of office space in Atrium 1 in Warsaw, for a total of over 3,200 sqm. The new tenants are Pramerica Życie TUiR SA, a life insurance company and Bravura Solutions, a software company. Skanska Group local branches will also move into the office building, which is now 97% leased.

Pramerica, specializing in life insurance, is part of Prudential Financial, Inc.[1], one of the world's largest financial services companies, headquartered in the US. The new tenant will occupy 2,300 sqm in Atrium 1 and will move into the new office in August 2014.

 Bravura Solutions is a provider of software solutions for the wealth management, life insurance and transfer agency industries. The tenant took up 992 sqm of office space in Atrium 1. The company will move into its office in July 2014. Jones Lang LaSalle advised Bravura Solutions in this transaction.

 Bank Zachodni WBK, part of Santander Group, with whom Skanska Property Poland signed one of the largest lease agreements in Warsaw’s Central Business District in autumn 2013, is also to locate its Warsaw office in Atrium 1. The bank leased a total of 12,200 sqm for 12 years. The office building will also be a new home for the Warsaw branches of Skanska Group.

 “Atrium 1 is our most ambitious green office development. It perfectly combines excellent location with exceptionally comfortable working environment and innovative, environment-friendly technologies. I am glad it is appreciated by tenants as well as investors. The office building has been almost fully leased and sold to Deka Immobilien-Global before it was put into use in late January 2014,” said Arkadiusz Rudzki, Leasing and Asset Management Director at Skanska Property Poland.

Atrium 1 offers a total of 18,000 sqm of office and retail space. Perfectly located on the ONZ roundabout, it offers direct access to public transport, including the new line of the Warsaw metro currently under construction, and to a wide variety of restaurants, cafes and shops in the city center. The building has been designed to provide exceptionally comfortable and healthy working conditions. With the pioneering technologies in place, its environmental impact will be close to zero, also bringing savings on operational costs to tenants. Atrium 1 has been appreciated by the jury of EuropaProperty CEE Green Building Awards, which recognized it as the best building in LEED Pre-Certificate Shell & Core category.
