Skanska’s first office building in Poznan 92% leased

Malta House, Skanska Property Poland’s first office investment in the capital of Wielkopolska region, is almost entirely leased. From February, three new companies will relocate to the Poznan-based building with another one to extend its lease agreements. All the lease transactions were advised by Savills. Due to the scheme’s commercial success, Skanska has launched another investment in Poznan – Maraton office complex.

Malta House provides 14,700 sqm of green office space. It is the most picturesquely situated building among all of Skanska Property Poland's developments. Located on the shore of Maltańskie Lake, Malta House offers offices overlooking the lake, a green panorama terrace on its roof and a garden located on the patio. In the second half of 2014, companies including PKP Informatyka, OpenText and Owens-Illinois (O-I) chose the development. Futhermore, in February, Kinnarps, the leading European provider of office furniture, opened a regional office and showroom in the scheme’s services zone. Ciber is also planning to renew its lease agreement and increase its office space in May, by 1,150 sqm. Food Expert, a canteen operator, operating under the brand of Rotondo Kuchnie Świata, will also be present in the building. In August, Fitness 24 Seven, a Swedish operator of round-the-clock fitness clubs will open its second Polish location in Malta House. It will occupy 436 sqm of space.

“Malta House perfectly illustrates Skanska’s green projects philosophy. It was the first LEED Platinum certified office scheme in the Wielkopolska region and has all the features of an efficient and attractive workplace. It is located in one of the top-tier regional cities in Poland, adjacent to public transport routes and a shopping centre. It is both comfortable for employees and cost effective for companies, generating reductions in operational overheads. The scheme’s range of tenants, such as Fitness 24 Seven, complements its funcionality also after working hours. Currently, we are working on Maraton building in Poznań, which will represent similar characteristics,” comments Krzysztof Wilczek, Regional Director in Skanska Property Poland.

International real estate advisor Savills is responsible for the commercialization of Malta House.

“Fitness 24 Seven will complement the huge number of amenities available for tenants, and will perfectly blend in with the recreational character of the area around Maltańskie Lake. The building is almost entirely leased. There is only 1,168 sqm of space left,” asserts Piotr Skuza, Regional Manager of Savills’ Poznan Tenant Representation Team, responsible for the leasing of space in Malta House.

Malta House's commercial success, combined with the potential of the Poznan market, has resulted in the launching of another investment by Skanska Property Poland. In January 2015, the company started the development of the Maraton scheme in the very heart of the city. It will comprise 6 floors and two underground levels with over 300 parking spaces. The scheme’s completion is scheduled for Q4 of 2016.
