The Bravern is a 2,410,000-SF mixed-use project set on a six-acre site located within an urban central business district. The mixed-use components include: parking, retail, two high rise office towers and provisions for two future residential towers. The component breakdown is as follows:

Structure – The below grade basement walls are air placed concrete placed against temporary soil nailed perimeter walls. The structure is 95% cast in place concrete. Elevated decks are post tension and mild reinforced concrete ranging in thickness from 6” to 14” with limited transfer conditions. Lateral forces are transferred to interior mat and perimeter continuous footings via traditional shear walls.


Exterior Cladding – The exterior building cladding is comprised primarily of precast concrete panels and curtain wall glazing systems. Limited use of stone, metal panels, plaster and glass/steel canopies are utilized as well. The majority of the perimeter walls receive metal stud framing, insulation and vapor barriers.

Tenant Impacts – Shell and Core building systems were upgraded mid-construction to accommodate two significant tenants: Neiman Marcus, a high-end retailer; and a large software corporation that leased both office towers.
